Thai law limits foreign land ownership, so ownership is structured legally and transparently. The short version:

- The land is held on a registered 30-year lease at the Land Office.

Can a foreigner buy a villa in Phuket?
Yes. Under Thai law a foreigner can't own land outright, but you own the house freehold in your own name and hold the land on a registered 30-year lease, with a buy-back undertaking that protects you past year 30. See our foreign-ownership guide for the full detail.
Do you use a Thai nominee company to hold the land?
No. Nominee company structures are illegal and being actively prosecuted in Thailand. We structure ownership as house-freehold plus a registered land lease — no nominees.
Can I customise a villa to my own design?
Yes. At our Quinta Lane project the remaining villas are built to order — you shape the floor plan and choose the finishes and materials before we build. One completed villa is also available now, fully furnished and ready to move in.
What does it cost to register a villa purchase in Phuket?
Registering the land lease at the Land Office runs about 1.1% of the lease value (a 1% fee plus 0.1% stamp duty). Most foreign purchases are cash, as Thai banks rarely lend to non-residents.
