Villa management in Phuket — earn more, wherever you live
Intira Villas is a property management company for villa owners in Phuket, including owners who live abroad. Getting a villa consistently booked — at the right price, by the right guests, without it running your life — is a full-time job. It's ours, and we've been doing it from Rawai since 2010.

Owners earn more with us — and here's the honest reason why
Independent market data (AirROI, Airbnb-only, trailing 12 months 2025–26) puts the villas we manage in Rawai at more than double the local market average in revenue per villa, with nightly rates about 22% above market and higher occupancy — the combination most operators can't pull off at once.
And that figure is only the part the data can see. Public tools count Airbnb nights only. We fill calendars through channels a solo Airbnb host never reaches — Booking.com, Agoda, Expedia, Trip.com, a trusted network of local agents (especially in high season), returning guests, and direct bookings on our own site. A villa listed on Airbnb alone leaves the rest of that demand on the table.
Full hotel service — you stay hands-off, and your costs stay tiny
This is where we're different. We don't just list your villa and forward the bills. We run it like a small hotel, and we carry the running costs ourselves:
- Professional photography and multi-channel listing
- 24/7 guest service — full hotel-style hospitality, in six languages (Chinese, English, Finnish, French, Swedish, and Thai)
- Cleaning and bill payments
- Electricity and water are on us — we cover them, not you
- Anything guest or rental related is on us too — broken items, furniture or windows, worn-out bed linen, missing towels. We fix or replace them at our cost.
As the owner, you pay for what you'd pay anyway: pool cleaning, gardening, internet, and the age-related upkeep of the house itself — a leaking roof, a faulty pump, cracks, repainting. No utility surprises, and no bills for what guests break or wear out.
See every booking and baht — in real time
No chasing us for a spreadsheet. Every owner gets a private login to our owner portal, showing exactly what's booked right now and six months ahead, plus your full history of rental reports. You always know precisely how your villa is doing.
Property management for owners who live abroad
Many of our owners live overseas and see their villa a few weeks a year. This is how it is looked after while you are away:
- Cleaning: a rented villa is cleaned twice a week, and an empty villa every week, so someone is in the house regularly even between guests.
- Guest damage and wear is fixed or replaced by us, at our cost.
- Age-related repairs to the house (roof, pumps, cracks, paint) are the owner's cost. Under ฿5,000 we do them straight away, without waiting for you.
- Above ฿5,000 we ask you first and only go ahead once you approve.
- Rental income is paid monthly to a Thai bank account. Without one, it is paid out whenever you ask to withdraw it.
- Bookings and reports are in the owner portal, which you can open from anywhere.
- Guest registration with Thai immigration (TM30) is handled by us for every stay.
- Your own stays: tell us your dates and we block them. Some owners rent out for about six months of the year and live in the villa for the rest.
We only manage villas that we also rent out. We do not offer caretaking for a villa that stays empty.
What it costs
We charge 20–30% of rental income.
- 30% is completely hands-off management: we take care of everything. This is what owners who live abroad choose.
- 20% is for owners who live in Phuket and do the repairs and maintenance themselves, and for high-end luxury villas that rent at a higher price.
Because the fee is a share of income, we only earn when your villa does.
Where we manage villas
We currently manage villas in Rawai, Nai Harn, Chalong, Kata, Karon, and Yamu. If we take on enough villas in another part of Phuket, we can set up a service point there as well, so ask us even if your villa is elsewhere on the island.
A real operator, not a side hustle
- 33 villas under management in Rawai and southern Phuket.
- 1,811 guest reviews at 4.76★ — among the most-reviewed villa operators in the area, a trust signal that lifts every listing's search ranking.
- In Rawai since 2010, run by people who live here — not a call centre, not a franchise. When an owner or a guest calls, they reach us.
What our owners say
I have entrusted the management of my property to Jonas, Noi and their team from the very beginning, and I am entirely satisfied with their service. Their professionalism, responsiveness and transparency give me real peace of mind. Finding a trustworthy partner to manage your property from a distance is not always easy; thanks to the Intira Villas team, I no longer have to worry about anything.
Phuong & Romain, Switzerland · translated from French
Their commitment has brought high occupancy and good income, while we as owners can feel secure and are spared many of the practical worries that come with a rental house. We appreciate the fast, transparent communication and the clear, regular reports. When we come to the house ourselves, everything is clean, in order and well looked after, with nothing broken and no unpleasant surprises.

How it works
- Tell us about your villa. Bedrooms, location, and a few photos. Send the details.
- We visit and give you a free rental estimate — we come see the villa in person and project what it could earn, benchmarked against the similar villas we already manage. An honest, market-based estimate, not a guaranteed income.
- We take it from there — photography, listings, pricing, guests, cleaning, repairs, bills — and you follow it all live in your owner portal.

Common questions
How much can I earn renting out my villa in Phuket?
It depends on the villa's size, location, and condition, but the Rawai villas we manage earn well above the local market per villa. We'll visit and give you a free, market-based estimate across all booking channels — not just Airbnb.
Does Intira Villas manage villas for owners who live abroad?
Yes. Intira Villas is a property management company for villa owners in Phuket, and many of our owners live overseas. We handle bookings, guests, cleaning, and repairs on the ground, and you follow your bookings and rental reports from anywhere through the online owner portal.
What does Intira Villas charge to manage a villa?
20–30% of your rental income. At 30% the management is completely hands-off: we take care of everything, which is what owners abroad choose. The 20% rate is for owners who live in Phuket and do the repairs and maintenance themselves, and for high-end luxury villas that rent at a higher price. The fee is a share of income, so we only earn when your villa does.
Which areas of Phuket do you cover?
Rawai, Nai Harn, Chalong, Kata, Karon, and Yamu. If we take on enough villas in another part of Phuket, we can set up a service point there too, so it is worth asking.
How are repairs handled when I'm not in Phuket?
Anything guests break or wear out, we fix or replace at our own cost. Age-related repairs to the house itself, such as a leaking roof or a faulty pump, are paid by the owner: if the cost is under 5,000 baht we do it straight away, and for anything above 5,000 baht we contact you first and only go ahead once you approve.
When and how do I get paid?
Monthly, if you have a Thai bank account. If you don't, your rental income is paid out whenever you ask to withdraw it.
What happens to my villa when it isn't rented?
It is still looked after. An empty villa is cleaned every week, and a rented villa is cleaned twice a week.
Do you look after villas that are not rented out?
No. We only manage villas that we also rent out. You can still stay in your villa whenever you want, and some owners rent theirs out for about six months of the year and live in it for the rest.
What's included, and what do I still pay for?
We handle photography, listing, guest service, cleaning, and bill payments — and we even cover electricity and water. Anything guest or rental related is also on us: broken items, furniture or windows, worn-out bed linen, missing towels. As the owner you pay for what you'd pay anyway: pool cleaning, gardening, internet, and the age-related upkeep of the house itself, such as a leaking roof, a faulty pump, or repainting.
Can I still use my own villa?
Of course — it's your villa. Just let us know your dates in advance and we'll block them so no guest booking clashes with your stay. Some owners rent their villa out for about six months of the year and live in it for the rest.
Which booking channels do you use?
Airbnb, Booking.com, Agoda, Expedia, and Trip.com, plus a local agent network, returning guests, and direct bookings on intiravillas.com — a far wider reach than a single platform.
